External Observations
On arrival at the property, we will look at various external parts of the property, including:
- Noting the position, orientation and construction type.
- Damaged roof coverings, such as missing/ slipped tiles.
- Defective and poorly maintained guttering and downpipes.
- Condition of masonry, bricks and mortar joints.
- Condition of chimney stacks and flashing.
- Presence and location of any Damp Proof course.
- Defective timbers, such as window frames.
Internal Observations
Following the external observations, on entry to the property we will:
- Identify any internal issues that link to external observations.
- Use digital hygrometer to identify if condensation is occurring.
- Use a moisture meter to assess patterns of moisture within internal walls for typical signs of rising damp and/ or penetrating damp.
- Observe wall covering condition.
- Inspect all accessible timbers for rot and woodworm.
- Where a sub floor void is present and accessible, inspect all sub floor timbers for rot and infestation.
- Where loft access is permitted, inspect roof void timbers for rot and infestations.
